New Jersey Community Development Corporation (NJCDC)

NJCDC is a multi-faceted community development and social service agency providing housing and social services to 4,000 children and families daily in Paterson, NJ. NJCDC has invested $100 million in real estate projects throughout the Great Falls neighborhood, including supportive housing, schools, and community facilities.

The Real Estate Associate is responsible for managing projects and initiatives in line with NJCDC’s real estate development strategy and the goals of the Great Falls Promise Neighborhood. Reporting directly to the Director of Real Estate, the Real Estate Associate will lead tasks across all stages of real estate development and capital improvement projects, including site reconnaissance, environmental due diligence, financing, acquisition, design, land use approvals, permitting, construction, and oversight of architects, engineers, attorneys, and general contractors.

Qualifications:

  • Minimum BA in architecture, engineering, real estate, or relevant field (Master’s degree preferred)
  • 0-2 years of experience in real estate development, construction management, or architecture/engineering design, preferably involving tax credit or supportive housing projects
  • Strong interpersonal, verbal, and written communication skills
  • Ability to develop and maintain professional relationships with internal and external partners
  • Demonstrated analytic, conceptual, and planning skills
  • Ability to exercise sound judgment on expenditures, site acquisition, contracts, community relationships, and project financing
  • Proficient in Excel and Word; knowledge of property management and project planning software a plus

Essential Duties and Responsibilities:

  • Manage real estate development and capital improvement projects from inception to completion
  • Analyze the real estate market to identify development opportunities and potential sites
  • Develop project concepts and perform feasibility analyses
  • Prepare development forecasting and financial modeling, including cost estimates, operating statements, and cash flow analysis
  • Determine optimal financial structures and funding sources for developments
  • Secure permanent and construction financing, including municipal, state, and federal housing programs
  • Manage site control and acquisition process, including contracts and deadlines
  • Work with architects and engineers to prepare design and construction documents
  • Prepare materials for city and county planning/zoning boards and coordinate approvals
  • Oversee construction activities, including site inspections and requisition management
  • Perform other duties as assigned

Job Type: Full-time

Pay: $60, $70,000.00 per year
